Surface area: 460 m²
Considering the position of the plots and their orientation, we decided to build the house in a north-south direction, with its main facades facing east, north, and west, leaving the south facade for service areas.
With a floor area of 460 m² on unified land totaling 3,151.53 m², the FOS (floor area ratio) is 14.8% of the land area. The total area to be built is 787 m² with a FOT (floor space index) of 25.4%. This leaves 85.2% of the land area free.
Ground floor:
Common areas: Landing, living room, dining room, kitchen, cinema room, laundry room, dressing room, and barbecue area.
Private areas: Bedroom.
Garage.
Upper Floor:
Master bedroom with dressing rooms and separate bathrooms.
Guest bedrooms.
Laundry room.
Balconies and terraces.
